The Question Every Concord Seller Is Afraid to Ask Out Loud

You already know you want to sell. What you don’t know is what it’s going to cost you to get it done right — and honestly, that number feels like a moving target.

Ask five people what a Concord realtor charges and you’ll get five different answers. Your neighbor swears her agent took “practically nothing.” Your coworker says his cousin got burned by a “discount” agent who barely lifted a finger. And somewhere online, you read a headline about a lawsuit that supposedly changed how commissions work overnight.

So here’s the real question underneath all of it: Am I about to overpay, or am I about to get exactly what I pay for?

You deserve a straight answer. Let’s get you one.

The Problem: Commission Confusion Is Costing Concord Sellers Money

Here’s what nobody tells you up front — commission has never been fixed, and it isn’t set by law, by the MLS, or by any brokerage. It never was. What’s changed in 2025 and 2026 is how openly that gets negotiated, and who’s expected to bring it up.

That confusion creates two expensive mistakes:

  1. Overpaying for service you don’t need, because you never asked what was actually included.
  2. Underpaying for service you desperately need, because you chased the lowest number and got the lowest effort to match.

Both mistakes show up in the same place: your final sale price. And that’s where the real cost of “cheap” gets exposed.

Meet Your Guide

I’m Ron Melvin, a Realtor with the East Bay Real Estate Team at Keller Williams, and I’ve spent my career working exclusively in Concord, Walnut Creek, Pleasant Hill, Martinez, and Brentwood. I’ve sat across the table from sellers who almost went the discount route, and I’ve watched what happens on both sides of that decision — the sales that leave money on the table, and the ones that don’t.

If you haven’t already, start with the full breakdown in: How to Find the Best Concord Realtor: The Complete 2026 Guide to Choosing an Agent Who Actually Gets You Results

This article picks up exactly where that guide leaves off, and goes deep on the one variable that determines whether your agent relationship pays for itself: cost.

The Plan: What a Concord Realtor Actually Costs in 2026

1. Commission Is Negotiable — Full Stop

There is no “standard” commission rate. It is not set by the state of California, not by the local MLS, and not by any brokerage rulebook. Every commission is a private, negotiated agreement between you and your agent. Anyone who tells you a rate is “just what everyone charges” is skipping the most important part of the conversation.

That said, here’s what most sellers in Concord actually see:

Full-service brokerages typically charge 2.5% to 3% of the sale price for listing representation. This covers professional pricing strategy, staging guidance, professional photography and marketing, MLS exposure, negotiation through closing, and the transaction management that keeps a deal from falling apart over paperwork.

Discount brokerages will charge as little as 1% — but that lower number comes with a trade-off: a reduced level of service. That can mean limited marketing, no in-person pricing consultation, minimal negotiation support, or a model where you’re doing much of the heavy lifting yourself. For some sellers, that trade works. For most, it quietly costs more than it saves — which brings us to the number that actually matters.

2. The Number That Actually Decides Your Bottom Line: Sale Price

Commission percentage is only half the math. The other half is what your home actually sells for — and that’s where the gap becomes hard to ignore.

According to the National Association of Realtors, homes sold For Sale By Owner (FSBO) carry a median sale price of roughly $360,000, compared to a median of roughly $425,000 for homes sold with a real estate agent — an 18% gap, or about $65,000. That’s a national figure, but the pattern holds locally: a lower commission on a lower sale price is not automatically a better outcome. A full-service Concord realtor’s job is to close that gap in your favor — through pricing strategy, professional exposure, and skilled negotiation — by far more than the commission difference.

3. What Changed in 2026: Buyer Commission Rules

Following the 2024 national settlement and California’s follow-up legislation, two practice changes now affect every transaction:

  • Buyer agents must have a signed, written agreement with their buyer — negotiated directly — before touring homes together. Commission is no longer advertised through the MLS; it’s negotiated and put in writing upfront.
  • Compensation is decided deal by deal, spelled out in the buyer’s agreement and carried into the purchase contract, rather than assumed automatically.

Here’s the detail Concord sellers need to hear clearly: in most Concord transactions, the seller still ends up paying the buyer’s agent commission — it’s simply negotiated as part of the offer rather than pre-advertised on the MLS. Declining to offer buyer-agent compensation is legal, but in a market where buyers are budgeting closely, it can shrink your pool of interested, qualified buyers. A knowledgeable Concord real estate agent will walk you through this decision deal by deal, not on autopilot.

4. What to Actually Ask Before You Hire Anyone

Cost only makes sense in the context of value. Before you sign with any Concord realtor — full-service or discount — get clear answers on marketing plan, negotiation track record, and exactly what’s included at that price point.

Go through that list before you commit to anyone — it will tell you in about ten minutes whether you’re looking at real value or just a low number.

The Stakes: Why This Decision Is Bigger Than a Percentage Point

If you hire the wrong agent because they quoted the lowest number, the cost doesn’t show up on a commission statement — it shows up in a lower sale price, a longer time on market, and negotiations you weren’t prepared for. If you hire the right Concord realtor, that 1-to-2 percentage point difference in commission is typically dwarfed by the difference in what your home actually sells for.

This is not a decision to make on price alone. It’s a decision to make on who gets you the best net result.
