Pillar Page: Concord Realtor

The Concord Neighborhood I Recommend First

If you’ve been cruising down Oak Grove Road on a Saturday trying to figure out where your family fits in Concord, you probably want three things at once. A house with room to grow. Schools your kids can walk to. And a commute that doesn’t swallow your evenings. Most neighborhoods give you two of those. Ygnacio Woods gives you all three, and a burger place I’ll defend against anybody.

I’m Ron Melvin. I moved to Concord in 1992, bought my first home here in 2001, and I’ve been a Realtor since 2013. Ygnacio Woods is probably my favorite neighborhood in the whole city. This post is one chapter of my Concord Realtor guide to buying and selling a home in Concord. Here I’m going street-level: what daily life looks like, who this neighborhood fits, what a home here actually sold for, and the questions I’d ask before you buy or sell.

Finding Ygnacio Woods on a map is easy. The hard part is knowing which streets, which floor plans and which price make sense. Price a house off a sale half a mile away and you either overpay as a buyer or leave money on the table as a seller. That’s exactly why micro-neighborhood pricing matters in Concord, and why you want a Concord real estate agent who knows this pocket by heart.

What It’s Really Like to Live in Ygnacio Woods

Where it is and how you get around

Ygnacio Woods sits in the 94518 ZIP code in central Concord, near the Walnut Creek and Pleasant Hill borders, with Oak Grove Road running along its edge. You’re about a mile from the freeway and about a mile from Pleasant Hill BART. You can walk to Trader Joe’s. Downtown Walnut Creek’s restaurants are roughly 15 minutes away, and Heather Farm Park is closer than that.

For working families, that’s the sweet spot. You get easy access to everything without living deep in Concord.

The homes

This is an executive neighborhood with bigger houses than most of central Concord. Homes run from about 1,450 square feet to over 3,100 square feet. That range matters. A 1,450-square-foot single-story and a 3,100-square-foot two-story on the next street are completely different buyers and completely different prices, so I never price one off the other.

Schools within walking distance

There are roughly seven schools within walking distance of Ygnacio Woods. That’s rare in the East Bay, and it’s a big reason families hold on to homes here for years. Kids in Ygnacio Woods typically start at Woodside Elementary, go on to Oak Grove Middle School, and finish at Ygnacio Valley High School, with Carondelet and De La Salle high schools also within walking distance.

Carondelet High SchoolPrivate, Catholic (girls)9-12Walkable from many Ygnacio Woods streets
De La Salle High SchoolPrivate, Catholic (boys)9-12Walkable from many Ygnacio Woods streets

School boundaries can change street by street, so always confirm a specific address with Mt. Diablo Unified before you write an offer.

The Ygnacio Wood Swim Club: the heart of the neighborhood

If you want to understand Ygnacio Woods, go stand outside the Ygnacio Wood Swim Club on San Gabriel Drive on a spring afternoon. The Ygnacio Wood Swim Team, the Seahorses, has been around since 1969. Once school lets out, kids head over for practice, and in summer the place fills up with swim meets, morning workouts and families who’ve known each other for years.

This is where kids make their neighborhood friends and where parents end up volunteering side by side at meets. The club even runs “Sea Pony” lessons for the littlest swimmers, and every Fourth of July the neighborhood parade gathers at the pool and rolls up San Gabriel, Citrus and Santa Paula behind a fire truck. You can’t put that on a listing sheet, but buyers feel it the minute they visit.

Trails right out your door

Ygnacio Woods borders the Contra Costa Canal Trail, so you can step onto it from the neighborhood. From there you connect to the Ygnacio Canal Trail and a whole network across the East Bay, including the Iron Horse Trail.

I run and ride these trails, and one of my favorite routines is walking my dog down the canal trail to the Heather Farm dog park. Depending on where you hop on, it’s about a 1.5 to 2.5 mile walk. On weekend mornings you’ll pass strollers and kids on bikes, and on summer evenings the trail fills right back up.

Mona’s Burgers: the number one reason to move here

I’ll say it plainly. The best burger in Concord is at Mona’s Burgers & Shakes on Oak Grove Road, right across the street from Ygnacio Woods. Some folks will argue. They’re wrong.

I order the Diablo burger, which comes loaded with jalapeños, and then I ask for extra jalapeños on the side. I put jalapeños on just about everything. So when I tell buyers the top perk of Ygnacio Woods is that you can walk to Mona’s, I’m only half joking.

A close runner-up for me: the Special Olympics Northern California office sits just over the line in Pleasant Hill, less than a mile from my house. Special Olympics is my charity and my community, so I’m in that area constantly.

Who Ygnacio Woods fits

  • Families who want walkable schools, the Ygnacio Wood Swim Club and kids playing outside.
  • Commuters who want a mile to the freeway and a mile to BART.
  • Move-up buyers leaving a starter home for more square footage.
  • Young professionals priced out of Lafayette or Walnut Creek. When KeyCrew Homes interviewed me this month, this was the story I told: buyers who used to aim for Lafayette or Orinda are landing in Concord, with the same freeway and BART access for hundreds of thousands less.

A Real Ygnacio Woods Sale: 3445 Klamath Woods Place

The last home I sold in Ygnacio Woods shows what this neighborhood can do for the people who own here. My clients bought it in 2017 and sold it three years later for $952,000, which was $102,000 over the list price.

The buy. In 2017, I helped a couple buy 3445 Klamath Woods Place for $685,000. They wanted the schools, the trail and the easy commute, and they found all of it on one quiet street.

The sale. In 2020, they were ready for their next move, and they called me to sell. We listed the home at $850,000. That price was deliberate. I’d rather price a Concord home slightly below where I think the market will land and let buyers compete than start high and chase the market down with price cuts. Here’s how I price a Concord home to sell for more.

The result. The home sold for $952,000.

MilestonePrice
Purchased (2017)$685,000
Listed (2020)$850,000
Sold (2020)$952,000
Over list price$102,000 (12%)
Gain over the 2017 purchase$267,000 (39%) in about three years

That $102,000 over list didn’t happen by luck. It came from knowing what Ygnacio Woods buyers want, showing the home to all of them at once and letting the right price come to us. If you own in Ygnacio Woods today, your home may have built more equity than you realize. A free Concord home value estimate is the quickest way to find out.

The Right Questions to Ask Before You Buy or Sell in Ygnacio Woods

The biggest mistake I see is people asking the wrong questions. “How many bedrooms?” matters, but it won’t tell you whether you’re overpaying or underpricing. These are the questions I’d want answered.

If you’re buying in Ygnacio Woods:

  1. Which recent sales on this street, in this size range, actually compare to this house?
  2. Which elementary, middle and high school is this exact address assigned to?
  3. How far is the walk to the canal trail, the swim club and Woodside Elementary from this door?
  4. Is the home priced to draw multiple offers, and how are offers being reviewed?
  5. If I already own a home, can I buy here before I sell?

If you’re selling in Ygnacio Woods:

  1. What are pending sales in Ygnacio Woods telling us, not just last year’s closed sales?
  2. Which improvements will buyers pay for, and which are a waste of money?
  3. How do we get every serious buyer to see the home before we look at offers?
  4. Should we list slightly under value to create competition?
  5. Who is going to tell my home’s story: the swim club, the trail, the walk to school?

And when you’re choosing who to hire, ask your Concord Realtor how many homes they’ve sold in this neighborhood and what those homes sold for compared with list price. For the full list, use my 10 questions to ask before hiring a Concord Realtor.
